Bidding Rules for the Annual Public Auction of Delinquent Real Estate Taxes
2024 Tax Lien Sale (for Tax Year 2022)

 

SUMMARY OF DATES AND IMPORTANT INFORMATION

 

The Sale

The Douglas County Tax Lien Sale will be held via the Internet at https://douglas.nebraskataxsale.com/ beginning Thursday, February 1st, 2024, and ending Monday, March 4th, 2024.

The website opens for registration and research of properties beginning Thursday, February 1st, 2024.

Registration and Deposits

Each bidder must register on this website no later than 3:00 PM CT on Monday, February 26th, 2024 and pay a non-refundable registration fee of $25.00 in order to participate in Douglas County 2024 Tax Lien Sale.

All bidders must make a deposit BEFORE placing their bids. Deposits may begin as early as Thursday, February 1st, 2024 at 11:00 AM CT. Deposit funds are to be initiated via ACH (electronic check) on this website no later than 3:00 PM CT on Monday, February 26th, 2024.

Each bidder must make a deposit equal to $500.00 or Five percent (5%) of the total dollar amount of tax certificates the bidder anticipates winning. Final determination regarding the acceptability of any deposit is at the discretion of the Douglas County Treasurer. If a bidder’s deposit drops below Five percent (5%) of the total dollar amount of all tax certificates won, plus the amount of active bids, while there are still active bids, the active bids will not be accepted.

Each bidder will be required to complete a form online with name, address, Social Security number (or Tax I.D.) and all other pertinent information. Bidders are responsible to ensure that all of their information is correct due to the importance of IRS W-9 forms, tax lien certificates, refunds, redemptions and IRS 1099’s which are all prepared from the information provided. By registering to participate in the sale, each bidder agrees that if they have not completed the online form correctly, they will be required, to reregister as a new bidder number with the correct information. This will be completed by the Treasurer’s office staff. There will be a $25 fee for this new bidder registration. There will also be a $20 fee per certificate for all certificates that need reassigned.

The sequence of the published list in the local newspaper will be followed as closely as possible.

 

Bidding Process

Decide how much money you want to invest in tax liens for this auction. Pick a dollar amount. ($10,000 for example)

Make a deposit of exactly Five percent (5%) of that amount. The deposit is required and must be submitted before the deadline in order for your bids to be valid.

Bid on as many quality liens as you can. Your deposit will limit how much you can win no matter how many bids you place. There is no penalty for running out of deposit money. If you are fortunate enough to win all the liens you want, your remaining bids are simply ignored.

 

Terms

It is the Bidder’s responsibility to know the quality of the property on which they are paying the taxes and receiving a lien.

At the close of the auction, all successful bids are final. No changes in, or cancellation of, liens can be made after the lien is sold.

 

Payment

As a condition for participation in the Douglas County tax lien certificate auction, all bidders are required to place a deposit via ACH (electronic check).

The deposit transaction authorization will also serve as authorization for the Douglas County Treasurer's office to automatically debit your account in the amount of your auction winnings (less any applicable deposits).

At the close of the auction, if you are a successful bidder, payment for your auction balance will be automatically deducted from the account authorized to make your final payment.

It is the bidder's responsibility to ensure "good funds" are available in the authorized account by 7:00 AM CT on 03/04/2024 when the debit will be initiated.

If a winning bidder fails to pay the amount due from bidding on sales, the Treasurer may prohibit a person from participating in future sales.

 

Certificate Redemptions

All redemption funds for certificates purchased will be sent via ACH to the authorized account and routing number provided for redemptions.

 

Requirements to Participate

Registration begins at 11:00 AM CT on 02/01/2024 and ends at 3:00 PM CT on 02/26/2024.
Registration grants you access to the site only and does not guarantee participation in the Douglas County tax certificate sale.

To become a "qualified" participant in the 2024 sale, you must also comply with the participation requirements by 3:00 PM CT on Monday, February 26th, 2024.
